Description
This unit specifies the skills and knowledge required to interpret and apply relevant planning and building legislation for Class 1 and 10 building design projects. It includes investigating and interpreting planning and building legislation and approval requirements and National Construction Code (NCC) specifications for Class 1 and 10 buildings including deemed-to-satisfy (DTS) provisions. The unit applies to drafters who work under the supervision and instruction of building designers or architects, and who take responsibility, appropriate to their role, for building design documentation compliance with legislation, codes and standards, including the NCC and local authority planning schemes. Drafters use specialised knowledge to complete routine and non-routine tasks and deal with predictable and sometimes unpredictable drafting problems.Legislative, regulatory or certification requirements apply to building approvals in some states and territories. 1 Interpret compliance requirements for building design project.
  • 1.1 Review project documentation and clarify intended use of building to confirm building class according to NCC.
  • 1.2 Identify key requirements of legislation and local planning and building regulations applicable to building design for Class 1 and 10 buildings.
  • 1.3 Confirm requirements for compliance of building design for project location and conditions.
  • 1.4 Identify risks of regulatory non-compliance associated with building design.
  • 1.5 Identify relevant professionals who may provide advice and clarification of compliance requirements.

  • 2.1 Obtain documentation requirements for planning approval application from relevant authorities.
  • 2.2 Research local authority’s planning approval process and record findings.
  • 2.3 Review building design project against confirmed planning requirements and reconcile with site analysis.
3 Review building design for compliance with performance requirements.
  • 3.1 Check the building design against DTS provisions of NCC to identify if performance-based solutions are required.
  • 3.2 Determine documentation requirements for a performance-based solution.
4 Prepare planning and building application forms for submission.
  • 4.1 Confirm application submission process.
  • 4.2 Identify, source and complete planning and building application forms in readiness for submission with project documentation.
  • 4.3 Record and file all documentation for future reference according to workplace and regulatory requirements.
